Help with Your Documents
To sell a house, condominium or lot in this area, you need to have the following ready for us to review and copy:

  • Title/deed ("Escritura")
  • FM2 - FM3 or FMT
  • Utility bills (such as phone, electricity and telephone) *note the utility bills must be in the name of the person who holds title and the address should be exactly as indicated on the deed.
  • Copy of your identification (passport or voters registration card)
  • Copy of your yearly property tax (predial)
  • If you have floor plans of your property and a brief description of what your monthly expenses are (domestic help, gardener, electric, gas, water, etc), this can help us compile a complete profile of your property.

Assistance with the Capital Gains Tax for Real Estate in Mexico
The Capital Gains law changed again this year (2009). We do not determine if you are eligible for an exemption, that is the strict job of the "Notario Publico". After we receive all of your documentation, we send it to be reviewed. A formal response from the Notario's office is then sent to you for your review.

STEPS IN THE LISTING AND SELLING PROCESS

Step 1 - Discuss Property and Objectives
Visit property and discuss price expectations with client. Gather material necessary for a Comparable Market Analysis (CMA).

Step 2 - Recommend Price, Strategy and Sign Listing Agreement
Your Prudential agent presents price recommendations based on the CMA analysis. The agent will also explain next steps for launching the marketing for your property. Agree to a sales and marketing strategy with the client. List your property by signing the Exclusive Multiple Listing Contract so your property can be included in the Vallarta Multi-List Service. Decide on a realistic price and determine if you can be exempt from Capital Gains tax for real estate in Mexico.

Step 3 - Submit Property Profile to the Puerto Vallarta Multi-List
We develop and submit your Property Profile to the Vallarta Multi-List Service so your property can appear immediately in the Multi-List Web Site and in the printed Multi-List version distributed to all Vallarta sales agents.

Step 4 - Prudential California Realty Web Site
We feature your property on our Web Site: www.prurealtypv.com

Step 5 - Email Campaign to other Agencies
We send emails with photos and printed Profiles of your property to other Puerto Vallarta Real Estate Agencies. We repeat this exercise constantly always keeping your property fresh in the minds of agents from the other agencies.

Step 6 - Begin Showings
We start showing your property with monthly reports sent via email with the results and comments from agents and their clients.

Step 7 - Home Tour
We invite the entire Vallarta real estate community (approximately 75 agencies) for a tour of your home.

Step 8 - Offer Received!
We will work hard to promote your property so that we generate and present an offer to you. If the offer is accepted, a deposit will be required from the buyer to go to an Escrow account to formalize the transaction.

Step 9 - Sales Negotiations
We negotiate the best possible deal on your behalf while communicating closely with you on price and terms.

Step 10 - Close
We handle it all: escrow releases, notary work, settlement documents, final inspections, and a special gift to the new buyers!

Step 11 - Seller Satisfaction and Referral Fees
You are very pleased with our work. Sign a simple Referral Agreement that will provide you with an attractive Referral Fee for every new client you refer to us!
